House Rules, City Ordinances, and Avoiding Fines
- The signer of the rental agreement is responsible for:
- Fines of $1000 or more if you or your visitors receive a citation for violating a City of Newport Beach ordinance.
- These ordinances apply to all vacation rentals in Newport Beach and include:
- Parking tickets within 100 feet of the property.
- Parking over the yellow line behind the building.
- Parking in the alley at any time.
- Noise citations.
- Exceeding the maximum guest occupancy for your rental.
- Maximum Occupancy:
- Exceeding the maximum occupancy of guests for your rental (including visitors) at any time may result in a citation of $1000 or more.
- In addition, there is a $50 per day/night charge for any visitors not listed on the rental agreement and/or exceeding guest maximum for the rental (including any daytime or evening visitors).

- No Parties:
- Any police activity on the premises may result in immediate eviction and no refund
- There is a strict noise ordinance enforced by the Newport Beach Police.
- No noise is allowed after 10 PM.
- Any police activity on the premises may result in fines, and immediate eviction.
- Parking Availability:
- Compact cars are easiest to park; larger vehicles may not fit in the garage.
- Guests are responsible for ensuring their vehicle fits in the garage and can be parked safely.
- Vehicles too large to park in garage must find parking on the street.
- Be aware that street parking can be difficult to find during summer months.
- Parking in the alley is prohibited. This includes loading or unloading guests and supplies.
- Street Parking: Check for street sweeping signs when parking on the street. Vehicles parked on street scheduled for street sweeping between 8:30 AM-12;30PM will receive a ticket. Please check signs for updates in times
- Do not park in the shopping center lot near Jack in the Box—vehicles will be towed.
- Noise:
- Please respect the neighbors.
- This includes children, loud voices, and music.
- No Smoking:
- This is a non-smoking property.
- Odor Remediation Policy:
To ensure a fresh, welcoming home for all guests, please be mindful of strong odors. Cooking methods that create lingering smells (such as frying fish or heavy spices) may require professional deodorization. If additional cleaning or air treatment is needed, an odor remediation fee will apply.
- No Pets:
- Pets on the property, including patios or the garage may result in a $500 fine plus damages.
- Please remind visitors that pets are not allowed on the property at any time.
- Service Animals:
- Are working animals, not pets.
- Must always be under the control of their handler.
- Cannot be left alone on the property at any time.
- Tree House on Beach Retreat/Beach Hideaway property:
- Guests climbing the large tree with a high platform on the front patio may be evicted.
- We are not liable for any injuries resulting from climbing the tree, which is prohibited.
- Tar:
- Occasionally the ocean deposits tar on sand.
- Please use baby oil and paper towels provided to remove tar off feet before entering the unit.
- Do not use towels to remove tar.
- Please check feet before walking in the unit.
- Energy Conservation:
- Please unplug and/or turn off all air conditioners, heaters, and fans when leaving the rental.
- (Note: Air conditioning is only available at the Beach Hideaway property)
- Sand Rinse-Off:
- Please hose off sand prior to entering the house.
- There is an outside shower and foot shower on the rigt side of the house and a hose on the front patio to rinse off before entering the rental.
- Do not rinse large amounts of sand in showers
- (Note: Outside shower is only available at the Beach Retreat/Beach Hideaway property)
- Toilets:
- Do not put anything in the toilets except toilet paper.
- Alcohol:
- Alcohol is not allowed on public property, including the beach. You will get a ticket.
- Guests Renting Both Units:
- Please return all items and bikes to the unit they came from.
- Optional Housekeeping:
- If you are interested in having our cleaning staff clean your unit during your stay, there is an additional charge.
- Contact us to inquire about the cost, set up cleaning, and make payment prior to arrival.
